REMINDERS ON PET RULES AND REGULATION

Dear All:
This is to remind everyone of the Village's rules and regulations on keeping of pets. All residents of the village including members of their household and guest are bound to comply with these rules.

PETS
Keeping of pets shall be conditional upon strict compliance with these rules:

Definition of Pet
Residents shall be allowed to kepp the following pets in their premises: dogs, cats, birds and aquarium or pond fish. Cattle, pigs, sheep, poultry animals or the like are not allowed and may not be maintained within the lots or units.

Registration
Residents who own dogs and/or cats must register their dogs and/or cats with the Association. Registered dogs and cats will be issued Pet IDs. For dogs, their Pet IDs must be attached to the leash and should be visible to the security personnel while the dogs are being waled or outside the homes. Pet IDs shall indicate the pet'svaccination history. Security Guards may randomly inspect IDs to ensure that they are up-to-date and current. IDs are renewable every year. Implementing guidelines are to be determined by the board.

Vaccinations
Each owner or tenant is required to have their pets in the premises vaccinated against rabies and other required vaccinations valid for the period within which the dogs/cats are in the premises. Photocopy of the vaccination record must be submitted to the Village Administration annually. The ASN Administration shall maintain a database to determine if vaccinations are up-to-date.

Walking Hours
At no time can pets be walked on neighbor's yard or garage area.

Disabilities
Owners who are unable to walk their pets due to permanent or protected physical condition may authorize any of their household help who is qualified and trained to walk their pets to substitute for them. The pet owners however shall be liable for any mishap or accidents that may be caused by their pets.

Leash
Pets, especially dogs, must be leashed at all times when taken outside the homeowner's premises including sidewalks, roads, lots or houses without fence, and public or common areas. The leash should non-extendable, and should not exceed 2.0 meters in length.

Within the Premises
Pet owners must ensure that all their residential gates or premises are properly secured to prevent their pets from escaping to common areas.

Cage Location
Care areas must be within the owner's premises. Dogs kept on leash must also be situated within premises. No dog cage or leashed dogs may be located in the front lawn of the house or garages in residences without a front fence.

Noise
Owners must ensure that their pets do not disturb nearby neighbors with excessive barking.

Stray
Unleashed dogs or cats roaming the streets shall be considered stray and will be hunted by the security guards. Stray pets may be redeemed after paying the appropriate penalties. All stray dogs and cats caught will be turned over to the Seciety for the Prevention of Cruelty to Animals(SPCA) for proper disposition.

Tenants

Pet Population
Each house or residence is allowed no more than three (3) adult dogs. For the purpose of these rules, a dog that is more than six (6) months old shall be considred an adult.

Breeding
Commercial breeding of any animals is prohibited

Clean-as-you-Go

No Trespassing

Penalties
Any violation of these rules shall incur a fine indicated in the Table of Penalties per occurrence. Once three (3) violations of any nature are commited, the matter shall be elevated to the Board for evaluation and disposition.

This is like an insane rule. ID for dogs/cats? How about the residence ID? where is it?

Never mind ID for pets we have to make sure the increase in pets does not interfere with the peace of Avida Settings.
Barking dogs sound carries a long way and we hear it every day. If you want a pet look after it, train it dont just buy one.

I agree. npakadaming pusang gala. Ngkakalat ng mga basura. Bkit hindi mga un ang asikasuhin ng BOD? Bkit pinagdidiskitahan ang mga alaga ntin?

Maybe the author of this regulation doesnt have furry friends and they dnt experienced the love and warmth of these little gorgeous animals which we (the owners) consider them part of the family already, that means vaccination is a must for them and you dnt have to remind us.
Regarding registration our pet, i agree with Dan and Edy, solved the increasing population of stray cats first before implementing rules for pets living inside the house. Or is this another way of collecting additional fees?

We were interested in Avida Settings Nuvali before. It's a good thing I saw this post. No more than 3 pets allowed? Is this a condo? lol. I was disappointed as I thought ASN will be a more animal friendly environment.

ASN has too much land potential. Provide some parks for dogs with litter box, coin-operated litter for residents who want to walk their dogs and have them poop there. Too much plants, waste of water, irrelevant rules and my dog was recently attacked by a black cat who sleeps under my car all the time. Ive so much issues to add up:
- banners outside the gate are hideous and you expect our land to appraise well?
- too much paper!!! ( distributing notice, events, bills ) are we still in the barrios? please make use of email or empower this website.
- lunch break, no Saturday office ? how do you expect some residents to settle their dues? go to your office? no cheque payments? no online things? god! i feel like i live in Brgy balagbag araw. come on ASNHOA. empower this website and see how the residents will respond, everyone is busy ...
- construction workers sleeping inside house in phase 4? i saw them when i passed by, near the water tank
- ASN Shuttle is parked near Wyeth , no wonder they cannot accommodate some calls for service, quite franky, we are being ripped off with the monthly dues we pay here. not worth it.

Can anyone shed light on the robberies/shootings in the Nuvali area? Why is there a seeming hush-hush tone on these incidents? It's as if nothing happened. I hope the admin can brief the residents so each and everyone can take due precautions and not let these news be in the realm of tsismis.

Hi, pwede po ba malaman bakit hindi pa pwede idistribute ung garbage cans? December pa kami nkabayad. I understand ksma na kami sa 2nd batch. Pero ung deadline sa 2 nd batch is Feb pa. Bkt nguang MAY lng nadeliver ung new set of trash cans tapos ang dami dami pang ggwin bago ma-release. Eh ang tagal na ngbyad ng monthly dues. Nbyaran na dn namin ung para sa year na to. Please sana naman ipamigay nyo na ng maaga yang mga basurahan na yan kasi ung mga basura hindi mailabas dahil sa mga PUSANG pakalat kalat. Ung isang admin sinabihan pa ako na bumili nlng ako ng basurahan ko, sabi ko ang mahal tska bkt ako bbli e entitled nmn kami sa trash can, she told me na pabiro "ang kuripot ko mo naman mam" SEE? as if ngbbiruan kami. Sana lng mag expedite ung release ng mga basurahan na yan. Pls calling BOD Members! :) Thank you!
